Green New Deal Housing Project Brief | Evergreen House Pilot Home | 2022
A Pilot Green Home: Green New Deal Housing’s development work will begin with the
construction of the Evergreen House, a one-story, 1500 ft2 3-bedroom home located at 108 E
11th Street in Duluth. As with all Green New Deal Homes, a durable, high performance design
optimizes the house to require less than a third of the energy of a typical new home. A
roof-mounted solar array can generate enough electricity to make the home zero net energy. A
future detached garage is planned with an EV charge station.
Equitable Access: Environmental and homeownership injustice has prevented generations of
families from equitable participation in the housing market, and with it the ability to build wealth.
We facilitate opportunities to buy and live in well-designed, sustainable homes for those who
experience barriers to ownership of high quality housing. Working with local partners for
recruitment and support services, we will sell the Evergreen House Pilot Home to a buyer whose
household income is at or below 115% of area median income (AMI).
This property was challenging due to site conditions resulting from the demolition of a previous
home coupled with the presence of a large and lovely oak tree on the site. The challenges led to
an opportunity: two adjacent lots will be blended into one; for one owner, allowing retention of
the oak tree, better site drainage, ample green space, and enough room for a future accessory
dwelling unit (ADU). An ADU can provide multi-generation living, or income as a rental property.
Workforce Training: This project integrates Green New Deal Housing pilot curriculum into the
build. We will facilitate mentorship and job-site training, providing the opportunity for both
apprentices and experienced carpenters to learn about and practice green building skills. We’ll
also hold public events and information sessions to introduce solar-optimized green building,
our organization and our programs.
